A home inspection barely touches electrical

A general home inspection covers a lot of ground and spends about fifteen minutes on the electrical system — looking for visible defects, not code compliance or capacity. A dedicated electrical inspection goes deeper, performed by a licensed electrician rather than a general inspector.

    Schedule & scope

    Tell us why you need the inspection — buying, selling, an insurance request, or planning upgrades. If it's for an insurer, confirm the documentation your carrier requires before scheduling so we can tailor the report format if needed.

    Service entrance & panels

    We assess the utility connection, service conductors, weatherhead, and meter base, then open the main panel and any subpanels — checking breaker condition, double-tapping, correct wire gauges, panel brand and model, available capacity, and any signs of heat or moisture damage.

    Grounding, bonding & circuits

    We check the ground rod, bonding of metal water and gas lines, and panel grounding, then spot-check outlets, switches, and fixtures throughout the home for correct wiring, proper grounding, and GFCI/AFCI protection where required.

    Wiring methods & accessible areas

    We examine visible wiring in the attic, crawlspace, and garage — looking for knob-and-tube, aluminum branch wiring, and improperly spliced or unsupported wiring. For a typical single-family home, the inspection takes two to three hours.

    Written condition report

    You receive a written report within 24 hours documenting what we found, the code status, and our recommendations — separating safety concerns to address now from improvement opportunities. If you'd like us to perform any recommended repairs, we quote them separately.
